Inside An $18 Million La Jolla Paradise With Unmatched Beach Access

Despite being renowned for stunning beachfront homes, residential properties located directly off the ocean are a rarity in La Jolla, California. Luxurious real estate experts Drew Nelson and Tim Nelson of Willis Allen Real Estate in La Jolla, California, have revealed that their exclusivity in their neighborhood is due to their exceptional location and lifestyle. The 2007-built residence, set on more than a third of an acre in Little Point, is separated from the beach by a back lawn and a small bluff dotted with shoreline flowers. It features six bedrooms and five bathrooms in 4,631 square feet of living space. The listing stands at the higher end of the historically pricey market of La Joll, where the median sales price for the last six months was roughly $2.3 million.

Vocabulary buffs understand that there are many definitions for the word "know." In regard to location, luxury real estate experts are wise to this too. While many destinations inspire feelings of intimacy for visitors, they are only truly known to those who live there. This is why some of the most desirable markets in the world are those that pair an exceptional reputation with exclusivity.

In La Jolla, California, the neighborhood of Beach Barber Tract along the coast bears this combination, say Drew Nelson and Tim Nelson of Willis Allen Real Estate.

“Beach Barber Tract is well known by locals for having some of the best beaches in town. We grew up in La Jolla, and this is where we would go on the weekends.” But again, visiting and living in are vastly different experiences, added the brother real estate team. “When you live along the beach you get to enjoy it in its quieter, private moments and, at those times, it can feel like it's all your own. It becomes your lifestyle.”

Chances to live such a singular lifestyle in La Jolla, however, are few and far between. Despite being renowned for stunning beachfront homes, residential properties located directly off the ocean are in reality something of a rarity in the Southern California town.

As such, the arrival of oceanfront homes on the market, like a newly listed turnkey residence at 7080 Neptune Place, commands attention.

“There are really only a small handful of homes in La Jolla that can claim to be actual beachfront,” say the Nelsons, who hold the $17.995-million listing. “Even fewer still offer the level of access that this property does.”

Set on more than a third of an acre in Little Point, between Windansea Beach and Marine Street Beach, the 2007-built home is separated from the beach by a back lawn and a small bluff dotted with shoreline flowers. Tide pools are plentiful, and some of the best surfing points in La Jolla are found nearby.

The home’s Mediterranean influence is reflected in its architecture, which features a red barrel-tile roof and a stucco facade punctuated by wrought-iron adornments.

The beachfront setting lends itself to exceptional outdoor spaces such as a semicovered terrace and back patio. A central courtyard sits off the home’s front, providing an additional layer of seclusion.

Inside, wide expanses of windows frame views of the coast. High open-beamed ceilings give the main living room an airy quality, which is shared by the adjoining formal dining room.

Rich wood finishes—built-ins, solid-core doors and cabinetry—continue the Mediterranean vibe throughout. The mostly single-level residence has six bedrooms and five bathrooms in 4,631 square feet of living space.

The listing stands at the higher end of the historically pricey market of La Jolla, where the median sales price for the last six months was roughly $2.3 million.
